Planning an exterior repaint in the Lowcountry

A successful exterior project begins well before the color goes on. Use this guide to organize the scope, compare estimates and understand the decisions that shape a repaint in Charleston, Mount Pleasant and the surrounding islands.

Make a surface-by-surface inventory

Walk around the home and list what you want included: siding, trim, doors, shutters, railings and porch surfaces. Take a wide photograph of each side, followed by closer views of areas you want assessed. Mark what will remain unchanged. A list is useful even when you do not know the material or previous paint; identifying an uncertainty is better than building an estimate around an assumption.

Separate the repaint from repair questions

Point out peeling areas, damaged components and recurring moisture concerns. Painting should not be treated as a way to conceal a problem that needs separate attention. Sherwin-Williams emphasizes sound, clean and dry surfaces in its preparation guidance. Ask how the condition of your home affects the preparation plan and which items require another trade or a separate repair agreement before the finish work can proceed.

Choose color alongside the fixed materials

The roof, brick, stone, windows and landscape form the setting for the new color. View samples outdoors and consider the body, trim and accent together. A dark exterior can be striking, but suitability also depends on the material and coating system. Bring your preferred look to the consultation and let the surface requirements inform the choice. Check any applicable association or property approval requirements before committing to colors.

Compare estimates on equal terms

An estimate that includes all trim is different from one that includes only the body of the house. Compare the listed surfaces, preparation, coating system, access, exclusions and cleanup arrangements. Ask how a change in scope will be communicated. A useful question is: if we walked the property after completion, which specific items would we check against this estimate? That reveals gaps more effectively than comparing totals alone.

Plan access and weather communication

Mention narrow side yards, landscaping, gates, vehicles and outdoor spaces that need to remain available. Discuss where work will happen and what you should move before arrival. Product instructions and actual conditions govern application; a calendar date alone does not. Agree how updates will be shared when weather changes the sequence and how that affects your own plans for using the house and outdoor areas.

Make the final walkthrough useful

Bring the agreed surface list to the completion review. Look at the work in normal viewing conditions and collect questions in one place. Keep the color and product record, and ask about care and any planned follow-up. If deck staining or another service is part of the project, confirm which surfaces belong to which scope so that the handover covers the whole plan you accepted.
